Around April 2018, Ann Wangeci, a resident of Nairobi, approached her bank to weigh her options for a mortgage. At first the bank was excited to advance her the mortgage and they gave her a list of the requirements which included approved designs, stamped Bill of Quantity (BOQ) and the title deed of her land which was to act as the security.

This was where the hurdles started for Ann, she had no idea what a B.O.Q meant, which architect to work with or engineers. A quick search on the internet landed her to an architect whom she says charged her an arm and leg for the designs.

Understanding the BOQ was also a hurdle, and in total she needed a budget of around Ksh 250,000 for the designs and approvals. This was not in Ann’s plan since she had seen many of her friends pursuing mortgages without talking on the high fees involved.

Designs

Ann was almost giving up on her dream of owning a home until one evening while going through her mobile she saw a company on Facebook called Jirani Homes which was offering to provide all designs and assist with the approvals almost for free. This excited her and we were glad to follow up on her experience with the new firm.

Jirani Homes is a property developing company started by two entrepreneurs – Kennedy Murithi and Kevin Njuguna who understood the hassle Kenyans go through while trying to own homes, they came up with a simple solution to would-be home owners.

They have a consortium of architects, engineers, project managers and quantity surveyors . With all the professionals under one roof, they charge a fee that is affordable to many Kenyans planning to build their houses and even assist their clients to obtain all necessary approvals for construction in Kenya.

When we met the CEO Jirani Homes, he shared his experience in the real estate and the reason the company is trusted by their customers.

First they are regulated by National Construction Authority and thus all their staff must have the relevant certificates in their line of work.

Secondly they provide a one stop shop for the whole construction process, from the designs, approvals to actual construction.

Pay in phases

Thirdly the company allows their clients to pay in phases for their projects thus they are able to pay for works they have inspected and accepted and in case a client faces challenges in finances, they allow the client to stall and continue when ready.

This model he says has allowed many people to commence the projects with the funds they have and proceed in future when funds are available without pressure on the clients.

Technological tools like WhatsApp has greatly helped since their clients who are in diaspora and locally, receive daily updates of their projects and thus they are able to also actively participate on the design and finishes of their projects.

Lastly, Kevin believes their charges for their works are the main focus and they ensure their clients save by not only giving great discounts but also add-ons like CCTV Cameras, smoke detectors, fire extinguishers and door bells.

The CEO says that they build a fully finished and fitted three bedroom bungalow anywhere across the country for as low as Ksh 2.7 million. And a four bedroom Maisonette from Ksh 4.9 million.
